Some people just get the bare minimum that the lender requires and some people add on things based on their comfort level.Insurance is also very location specific.

I did face foreclosure at one but my military service thankfully covered that.

I have a friend that just purchased a triplex in McMinnville that just barely hits 1% but anything on the MLS in Multnomah County probably won't come close to that. 

@Jay Hinrichs No not attached, I'm thinking of the little communities with several ~1200 sqft. homes all facing in on a shared garden.

I can tell you that at least on a monthly basis we get a deal from driving for dollars whether it is FSBOs, For Rent Signs, seeing move out trucks and I barely do it anymore because it's my least effective strategy. 

Starting the project in late March of 2017, I got it barely in livable condition by late May. 

We are facing a $35,000 special assessment in the next month or two.

We noticed our new trashcan had dents in it and a face had been carved into a closet door.

We don't have cable television, barely use heat/AC/electric.
