Anyway, enough of my background, the reason I am expressing interest is because I work in the Beaumont/ Banning area as I know you should be familiar with since you are in Redlands and I frequent the REIAs around Riverside County.

A little more background about the area, it is a midsize college town in Texas.

Just purchased my first small 6 unit apartment in Ohio, I have 1 vacant unit that I am looking to start showing but I read at somewhere there is a limit to the amount you can charge a tenant on an application fee for background and credit check that is set by the state.

We vet them, check references, background checks, financial screenings and more.  

We have had very good "luck", but my partner and I have been in the biz for 20 years and have a background in developing biz out of state...so, that was a huge help.  

Each prospective new tenant over the age of 18 must complete an application, pay a $20 fee, pass a background check, and sign the Agreement.

I have a day-to-day J.O.B. which provides a bit of a roadblock when it comes to scheduling, but my boss is very cool, and allows me to work from home from time-to-time as needed.My background in real estate is limited to buying and selling my first primary home in VA, and buying another primary here in FL.
