I also have wording in my lease that lease is not valid until first months rent and the security deposit payment are paid and that should either not clear the bank for any reason, the lease is automatically void.

If you buy lower than the assessment you have to appeal it cause the city will not adjust it automatically.

Hubdoc can then be used the take pictures of the receipts on your phone where they then get processed: automatically finds the date, amount, and vendor, matches it to Quickbooks Online, and you can go receipt by receipt and categorize and double check and post it directly to Quickbooks and it attaches the receipt to the transaction so it's always in your records.For all things bookkeeping and profitability, I would strongly advise getting organized right from the get-go.

If you do your own tax return, when you fill out your schedule E info and take all the deductions, your software will automatically pull your full alllowable losses to offset your ordinary income.
