I haven’t had a lot of luck finding buyers to market deals to and wondering if I should wholesale elsewhere.I’ve used lead generation services, such as Zbuyer, ListSource, RealtyStore, and a few others with very little luck.

They can be very handy for drawing up agreements and tracking your leads.

Save my contact info, when you find a property you're interested in, I can let you know the lead paint status and what needs to be done to make it legal.

I get leads from new wholesalers every now and then, and they rehabs are almost always tens of thousands of dollars more than they say, or the ARV is tens of thousands less than they say.  

And the city has silly stuff like "Partners for Good Housing" (IIRC), and the lead dust rules. 

I've built a new lead generation network and am ready to turn it up.

The only thing that happened is that I received a check for $350 for helping someone with a lead on a house, but they paid me by check and it was made out to me and not my LLC.  

Several tips:Despite what the books and podcasts lead you to believe, wholesaling is NOT the place to start.

Work with a company where you have the freedom to make offers and invest without the big company control over you.As an investor, you can negotiate with agents to do work for you (you know they work for free until something is sold) let them find deals for you, make mailings, call on bandit signs, for you, sot in rent and housing court to find leads, pay for advertising.
