The Disney area isn't really the most favorable location for them, but at an attractive price, it could be a win-win.Also take note of management companies.

We just don't seem to be attracting motivated sellers and if we are, we must be doing something to turn them off. 

Advanced startegies are for when U get your experience bucket filled up.. not many investors are going to invest with someone with zero track record so for you to attract doctors that's one thing.. but for most its a non starter.
