My girlfriend has an architecture diploma as well as an interior design degree so we've been thinking more about having our first property be a flip property that we would live in for a few years and fix up.

In your next SFR evaluate it like you would a rental investment deal, which will hopefully make it more attractive as a hold and rent next time you move.

It is a really solid area - great location to attractions, shopping, food and family fun.

If it were strictly a residential home in a residential area, I couldn't attract commercial buyers or investors looking for a short-term rental, both of whom tend to have more capital and are willing to spend more to get what they want.

We have narrowed our interest for a first property to SFR or small multi-family buy and hold, but we are open to learning about STRs (near the attractions) in the future.
