Commercial properties move slower and those brokers aren't touring their clients around to browse properties in the way that homebuyers do. 

The house has been winterized by HUD so the well, toilets, septic, electric, etc. aren't on and the lines are presumably filled with an antifreeze of some sort.

Tenants aren't going to care about your owens corning insulation, instead say that the unit has been renovated with an attention to details, including added insulation and sound insulation.. etc.6.

He really needs to get more educated on taxes in REal Estate and start doing business as an LLC or another type of a corp.

I assume you're looking at bottom of the barrel listings that have been listed for a while and aren't selling.
