Especially Condos which have been up 14% for the past year and active listings keep going down which makes it harder to find assets in general in Montreal. 

As far as MLS goes, you got to find the most active agents in the area and work with them.

Typically Onslow County has between 1200-1400 active rentals in the market. 

A good factor to put into play, if commute time is a top priority, is what time you will plan to travel for work and how many days you'll be "in the office." 

The reason why I am making this post is; one, to be more active in BP and two, find different ways people go about searching for markets and submarkets.

Code enforcement doesn't actively go after them.

LIke you said, this is not an appreciation play, so it will need to have upside and/or be under market rent.
