The town has grown over 163% since 2000 and the base just activated an new brigade which will up the demand for rental property as transient military families cycle in and out of the area.

Technically I’ve been a member for about a year but wasn’t as active as I should’ve been.

I have a few concerns/fears (my inspection period expires on Friday so I need to make a decisions ASAP) 1) The street, 13th Ave is a cross street that people cut thru.

I would be very careful commercial in small towns can stay vacant for EVER and a Day.just drive through any small town between Dallas and New mexico.. look down the main street.. nice brick buildings 90% vacant then on the outskirts of town a walmart and the associated fast food joints..the resi might work.. and maybe you change the commerical to cheap storage but put NO value in its cash flow would be my advice unless there is some compelling reason you think those would be leased.. if there was demand they would not be vacant would be my thought

Better have a strong legal/lobbying budget as most incorporated areas won't allow such a use or at least actively discourage it.
