Another factor to consider in the area is there is a lot of new development, most on micro-lots with zero yard and minimal outdoor space.

As a victim of a house fire myself, I understand the importance of some insurance but presently between property coverage, General Liability and Umbrella, costs through the roof. 

An umbrella or LLC does not negate the need for property insurance.

The cost is generally reasonable and if you ever need to use it you will be thankful for the extra coverage- If you don't have a personal umbrella policy consider purchasing. 

I agree, protection is critical, but I argue that a well crafted landlord policy with the highest amount of liability coverage, followed up by an appropriately sized umbrella policy is just as good in some cases better protection.
