best $10 I have ever spent.I have done tv ads, radio, print (magazines as well as newspaper) facebook ads with targeted ads (2nd best place to spend marketing dollars) use facebook power editor and know the demographics your aiming for...  

As I expand this I will probably work with @Jerry Puckett to do my mailings and probably hire a VA to pre-screen calls.

Since the location on your posts indicates you might be from out of town/state, here's a very recent article that goes into some detail on the current redevelopment plans, and timeline, for the movie theater near the property you're looking at: http://www.c-ville.com/new-owner-says-downtown-regal-to-reopen-as-dine-in-movie-theater-next-fall/#.VGjO38lWmngUp until the Stonefield development opened almost exactly two years ago (late 2012) with more screens, stadium seating and IMAX, the Regal downtown mall theater was pretty much the spot in the greater Charlottesville area for the dinner-and-a-movie crowd. 

Your dad could probably go fix problems as they come up, but how many tenants has he screened? 

My personal opinion is that a condo would be less "hands on" for the owner with keeping everything up to code which would then enable you to really focus screening tenants and on getting your systems in place.  

It is a Section 8 tenant so should be an interesting experience for a first unit but I'm confident in the screen process that USREEB did.

They did say it was common to have the search return hits from multiple people for folks with very common names but did not have any advice on how to validate if the person you are screening was the individual involved.Is there another tool to search criminal history that uses more specific inputs like driver license number, social security number etc.?
