If you are under age 59 1/2, then there is a 10% penalty as well.A self-directed IRA functions just like any other IRA as far as interactions with you; contributions, distributions, timelines, beneficiaries, etc.

There are 3 types of zoning here, "regular rental" (just as it sounds), "regulated rental" (max 5 occupants, in rooms- typically for student type housing), and "rooming house".

If you visit and don't have the desire to interact, then I say tell him to sell it / 1031.NOTE: Multifamily in many markets is being purchased by new buyers at historically low cap rates (5-7% = net income / price) so it may be a perfect time to sell if you can't imagine owning it for 10 more years.

@Jane Jones Your best case for negotiating the rent down is to pay the $50 for the background check/income verification check and let them see how qualified you are.You have to understand that PMs deal with tire kickers on a regular basis and they have an application process for a reason.
