John, I use a collection agency for my management company but I do not believe they deal with one off accounts.

To date, we've cleaned up the title issues, maintained the land/property, and worked with the City of Kansas City to determine a new highest and best use based on the revised Midtown Plaza Area Plan.

It's a change but as you mentioned you don't want to down grade the property to a single family, but maintain the 2-family designation.
