We just signed an assignment contract for our 3rd off-market property via a wholesaler.  

There is plenty of off market inventory with 2 beds getting $2580 and 3 beds getting $3120.

It started off with the county attorney doing the first listing so it was slow.

I now own a nice duplex as well I found off market through networking, and fixed up as well that I live in and rent the other side, and my cost of living is now cheaper than it's ever been in my 13 years as a renter/homeowner. 

Finding wholesalers is a strategy (though it doesn't generally pay off unless you get lucky).  

I would tell the tenant I will find a new tenant and once new tenant signs lease, he is off the hook.

Run the numbers and you may be better off keeping your money in a deposit account that earns 5% (or look for something even higher) than buying a rental. 

Some of the higher ups must be wanting a "business" trip to Cancun that can be written off.

Additionally, follow up with PM to establish their process for passing off the property to include leases, tenant contact, rent ledgers, inspection reports and the like.
