I've run the numbers inside out and upside down and don't know if I should outright sell and run away from multi's in this class C/D city or double down BRRR it and try to find a higher rate tenant.

Knowledge can he;p on negative thoughts.If you are thinking about purchasing use that place is in an area of high demand, has a growth in population and jobs, and will have easy access,  close-by amenities with walking distance, and has no restrictions by the City that have been approved that may reduce your planned income.

For example, if a buyer is offering $200 per square foot and the medical condo is 2000sqft (as detailed on the city records) and there is a 13% ownership in "common elements/common surplus/shares in common expenses"... is the purchase price based on the 2000sqft and the common space is just included as part of the deal or is it based off of the 2000sqft plus the 13% common space?
