Elizabeth. thanks for the input, I am looking around to get a more accurate insurance quote for the building.The $1,500 (estimate) is per year for insurance.The utility is for all units, Owner pays the heat, water, and common areas.

But, I finally realized that I can't possibly learn every single thing there is to know when it comes to investing and that on the field experience is key to being successful in real estate and every other profession there is.What I do notice is that the market here in Miami seems a bit over priced, which means I would have to go somewhere that the numbers make sense.Which brings me to my first questionsAs professional investors how to do you guys know where to look for deals?

While we purchase older properties (50 - 120yrs) as that is the inventory of the areas, all of our properties undergo a energy efficiency retrofit ... not merely installing electric baseboards and offloading the task of heating a 100 year old house with no insulation to the tenants.We also inspect our student properties quarterly {students never report issues}, fix any issues and damages as we find them, then bill the tenants immediately for anything for which they are responsible.If you use quality, durable - but not necessarily fancy - materials; have everything spelled out in your lease & house rules; and inspect your properties regularly, student properties can be very rewarding.The focus on the young professionals was based upon the part of the city in which we were looking ... we then renovated those units to be energy efficient, yet retaining some of their Second Empire and Victorian allure.

No rush.Lastly, in terms of seasonality I believe that the fall/winter can be good simply because deals slow down so the competition isn't as tough and if your dealing with a motivated or quasi motivated seller and its Thanksgiving or the week before new years or something, that seller is probably wondering if your their best bet to lock in a sale or risk waiting until the market heats up as the spring thaws.

-You can have a single AC/heating unit to provide for all 3 of the houses.3 single family housesPros-You can charge more for rent (depending on location, size of house and yard, etc) but houses typically get more rent money then a multiplex unit and paying utilities in a house is more typically the tenants responsibility as opposed to a multiplex.
