The rate should be closer to 10% and the seller is actually loosing money since they could have taken the funds and easily invested it somewhere else, even the stock market with income producing funds, and obtained more money with less risk.

If you close on the property and then discover the roof is leaking, the main sewer line is nothing but tree roots, really any major expense, that can easily put a borrower in a position where they do not have enough actual cash to solve the problem, so the property loses value due to deferred maintenance, or the borrower digs themselves into more debt, making it even harder to get another loan to cash me out of the equation at that upper 20% of equity.

You can easily do this on a spreadsheet and it will take less time to track than it would to find and learn a new software.

Reason being is they are being overbuilt, and when the # of visitors goes back to normal but there is a lot more inventory, those who bought early can easily reduce their prices and still cover their costs- those who bought at inflated numbers cannot reduce their pricing, if they do they will be cashflow negative.

All it takes is 1 person to suggest banning them, and anyone who isn’t renting their property will very easily just go along with the suggestion because it doesn’t affect them personally.
