While I always listen to why the tenant is moving and judge whether i will push for longer than 30 days, my thought process is that my tenant is going to move, whether I try to require them to stay and it serves me better to have the tenant happily allow me to show the unit so I can get it leased asap.

But this is usually far more expensive than it's worth unless the patch replaces wood that's been heavily damaged and is no longer able to serve as a functional floor.

I had a situation where the lender was funding 100% of a deal and so the borrower didn't get Title Insurance as it didn't serve a purpose in this case.

If you're an accredited investor you may be well-served just investing passively, but you're not going to learn how to actively participate without actively participating. 

All told this makes me wonder if this house would serve a better purpose as a flip if I'm all in for 80k and can sell for 110k, versus holding for $1200 cash flow per year.

Then, when any mobile device enters that virtual fenced area (like a specific home address), your custom ad is served to the device.
