I wanted to introduce myself as I am incredibly anxious to step foot into the incredible world of REI and would love to know if there are any local investors that meet/would like to meet on a semi-regular basis.I currently have a full time job in outside sales in the Arvada area so I do a lot of driving around which enables me to spend a lot of my time listening to podcasts and educating myself but I would love to get to know some players within my local area to really dive deep into the subject and in which I could potentially be of value in the future.

Im open to any suggestions on how I should start this journey. 

I know lenders typically look for 2 years of tax returns for self-employed income.

I look forward to being part of this community to learn how to get back in the game.

How do you discuss an end date or how to fix and flip a property with a GC as a investor?

I am considering renting out to a business (to find out if this is allowed in the area),  How is your experience if you have done that.

I don't want to pick on you but you recently posted about utilizing land trusts and Wyoming LLC's to purchase real estate in Arkansas and also posted questions  suggesting you were unclear on how general liability coverage works/ is issued for a $170K purchase.
