Hello BiggerPockets, Long time member, sourcing deals, but need equity partners. 

Multi family inventory is somewhat limited in the twin cities area now-especially if you are limited to what is available on MLS or other listed sources.

Something that my broker pushed me to do, wasn't planning on it, but it's been a nice source of additional income. 

He then deeded the property to a trust that has the LLC (officers and members) as a beneficiary (all based on advise received from multiple sources).

IMHO its not too difficult to source a realtor and put it under PM on your own.Otherwise you can source in san bernadino and riverside counties and bet on the appreciation play locallyPrices in OOS markets are the same as they were in 2006 so be careful...
