Principle reduction is not in your pocket.So when you figure cash flow it should be income minus expenses (vacancy, insurance taxes, maintenance, management) minus debt payments (both principle and interest).And for your ROE after refinance, you are saying that your remaining equity is $66K after refinancing, right?

Do know it's unlikely that you'll be getting any title insurance buying this way, and some liens may follow the auction such as municipal bills (water/sewer/garbage).

Just wondering for non-performing note investors, does your servicer send the 45/30/15 day forced place insurance letters or do they have you do it?
