I hope you have a team put together that takes care of the flipping process- Agent to run comps, rehab team, inspector etc.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

However, on the inspection reports the inspector listed one unit has " a tobacco odor and stains present throughout the unit" and the other has "tobacco odor in unit that seems to be coming from the neighboring unit." 

I plan on bringing in a home inspector and a general contractor to help me estimate the rehab cost on a property.

Also, get the inspectors info in writing.

In general, real estate investors, and investors in the single-family space in particular have either a "go-to" contractor/inspector, or a contracting/inspection company that will walk the property and provide a scope of work.

Communicating with the client, negotiating, meeting photographers, home inspectors, appraisers, etc.  

If you get a detailed inspection done and the inspector has no issues with the property, I personally go ahead and make the purchase.
