Is this generally a good idea/recommended for a new real estate investor?

Hi Kim, I'm a Realtor and Property Manager in Huntsville AL who specializes in working with investors!

I currently sit at $258K to go on the mortgage and did this through a small bank, which I believe approved me for such good financing at the time.

I am won't buy anything this year but rather next year so I am wondering if it makes sense to approach an agent or a lender months in advance, weeks in advance or only when I really already saw something I want to buy.I don't want to waste anybody's time and I am not yet sure what the best course is.

The commercial property is located in the Bronx, NY, anyone has any referral to a plumber or technician that could assess the situation and possibly fix it?

Purchase price: $775,000

Cash invested: $250,000

Great deal on a property people were afraid of.

Quoted $5K in closing costs but ended up being $7k to pull $94K in equity out of home as a 2nd mortgage (additional cost was insurance). curious if the below info seems “normal”appreciate the feedback.

If your satisfied with breaking even +/- a couple hundred dollars I think we can certainly find you something in this area but of course your cash flow numbers depend highly on your loan type, interest rate, and percent down.
