I tend to see folks associated with these tech-front-end companies massively overpaying for services in my market, but doing so through a great UX/UI that makes them feel like they are winning, so that's not nothing.You'd think I'd be a raving fan of local PMs (of which I am one), BUT that's not so. 

If you are willing to pay a decent amount for good data and lists that aren't as easily affordable as what someone who can afford Propstream could get, then there is Audantic, which the folks in my master mind has good data/lists.

Is this to prevent folks like me from getting in over our heads? 

The tough part is finding the folks in forbearance since this isn't public info.

folks need to keep in mind there are some that fall on bad times i get that.. however the vast majority this is a lifestyle choice dont kid yourselves. 

A lot of folks with steel nerves investing there. 

I haven't heard folks around here suggest that.

So I ask the more experienced folks, what are pros/cons of Los Angeles?

Even though we try to help and offer advice to the new folks trying to get into this crazy business, it is downright amusing seeing the growing numbers showing up asking us to analyze their potential deals and suggest areas to invest.....usually with little apparent knowledge or effort on their parts....This business has the unfortunate appearance of being 'easy money' because the stories abound about the people that are sitting on properties worth millions.

Could i get some advice from experienced folks to understand if im missing something or if im on the right track and what you would do different?
