Investment Info:Single-family residence buy & hold investment.

The reason I'm investing in Toledo is because I know the area, have some friends and family there to help if needed and the cost of entry is minimal. 

First time trying to buy a rental (single family, duplex, triplex, quad) in Florida.

This city is experiencing rapid growth, with many large companies planning to move to the area in the next few months, which will result in an influx of new residents and a wealth of job openings.

It is R4 zoning so multi family is allowed but it is a non-conforming sfh.

@Garrett TjoeMy understanding is that you do not need separate utilities if the ADU is added to a lot with an existing Single Family Residence (SFR).

I've read that with a single family house it's possible to get a HELOC up to 85%LTV.
