When I click on Forums -> Recent Forum Posts, partway down I see threads I've read previously and when I click on them and scroll to the bottom expecting new posts in the thread, there are none.

I don't mind losing money if I did all my due diligence and made a bad deal, what I would mind is losing money because I took a shortcut, or did not fully understand the risks and went ahead anyway.

Kelly,In my experiance, if you have the money for a DP (20%) the banks will go ahead and count the rent on a property towards your income, otherwise you will have to show some track record for that property's performance.

I mention that to state: it would be best to secure several cash buyers ahead of time especially when you're doing business with banks as a wholesaler.

In your case though, I may consider letting the second underwriters know ahead of time just so you can get the appropriate pieces of information together (I would think as long as you have ample reserves to cover both properties and can show a solid future plan for rehab and rental income potential, you should have a better chance of it not being a problem)
