Not 100% clear on your questions here, but my suggestion would be to setup an LLC spelling out the partnership specifics and how the profits are suppose to be split.

Free and Clear?

If the owner is not paying the mortgage (must be the case, they were foreclosed), but the tenant is paying rent, its rent skimming, which is clearly fraud.

I've done some sub-2 deals, free and clear seller financed deals, rehabs, quick flips, and just picked up 6 multi-family homes to hold.

A quick phone call will clear it all up.

This is where my trusted agent failed me yet again-she said very clearly that I could not use ANY of those papers she gave me, it would be aviolation of copyright law.

I made the offer on 11/24, got verbal acceptance on 12/8, written on 12/15 and was set to close on 12/23......but the title company had a small issue with a permit taken out for a circular driveway that should be cleared up by Monday.
