I don't know where this building is located, but an 8% cap rate in our market is very good.Everyone is going to manage a property different so you have to determine what works best for you...but I'd argue the pro-formas aren't that far off.

Great, seller's side pays a quarter, or half, or all, of the junk fees.Buyer's agent (ie YOUR agent, YOUR employee, who works for YOU) insists on using XYZ title which is $1000 more expensive than ABC title?

Some real estate agents also will not show houses (after nightfall, or at all, or maybe in certain neighborhoods, etc) to someone that isn't preapproved, and they will just text a fellow agent "showing John Smith 123 Main St, preapproved with Sally Joe at ABC lending."

While nobody can argue both QB and Xero do what they do well (generic accounting), it's a pretty solid consensus here on BP that landlords are better off using software designed specific for landlords.
