First, I would assign it and not sandwich it, unless there is a HUGE pay day on the back end.Second, I would try to get the sellers to work out a modification prior to me putting the deal together.Third, at this point, you do not need an attorney.

Unfortunately at the end of the day you signed the note and you are responsible to pay back unless your bank agrees to do some sort of a loan work out for you.
