Work out what you get for your money ahead of time and don't pay your balance until the agreed upon work is done to your satisfaction.

First, I would assign it and not sandwich it, unless there is a HUGE pay day on the back end.Second, I would try to get the sellers to work out a modification prior to me putting the deal together.Third, at this point, you do not need an attorney.
