Yes there are a few of us here in RI on BP too.As you may have seen, BP has some excellent resources for wholesaling as well as some entertaining podcasts :)I also frequently recommend that people seek out a local real estate investor meeting such as RIREIG in RI or Black Diamond REI in southern Mass; I've been to both, and both are information-oriented, great places to network, and don't try to sell you anything.Besides that, if you have specific questions feel free to post them here on BP of course!

Expect your cost per web lead to be around $80 and your cost per phone call to be $120 (those are conservative figures for a major market).Let's assume you generate 1,750 leads (the average of the numbers in the first sentence), half web and half phone calls so your average cost per lead in $100.  

I've been reading books and articles on the web, listening to the BP podcasts, and watching YouTube videos for awhile now but I need to start getting some hands on learning. 

Probably the best one around right now is the Black Diamond meeting in Waltham at the end of the month so I'd recommend looking into going to that too.  

There are a few other (dying) communities around the web where you are more than welcome to pitch people to your podcast, youtube videos, coaching program, and whatever else, and I encourage you to frequent them! 

Your best bet is searching the web for "Flat Fee MLS + your city".
