I see a lot of inflated ARVs and you could argue soft rehab budgets (hard to say since everyone rehabs to different levels and some may hire a GC versus GC themselves - all of which makes a difference in your cost).

It really is laughable.There are much better investments for a lender where they could stay liquid and collect 4% versus loaning on a hard asset that may or may not pan out and perform.Lenders price in risk for a reason.

Some want a period of seasoning (having owned the property for so long) before lending on appraised value versus cash into the property, but many are willing to loan on appraised value as soon as the property is rehabbed and rented.

To determine a reasonable percentage, I like to look at the ratio of square footage in the rented room versus the entire home (for during the rental period only if it wasn’t rented for the full year).
