The only other reason starting with an LLC is appealing is the part where you transfer properties in your name to the LLC.

See if you can lock it up under contract and paint it, add curb appeal and sell it for a higher ARV.Sometimes a minor rehab can change the look.

I made a formal appeal to lower my property taxes and there is always the option of getting rid of my PM company (but I would rather not do this for various reasons).

Well as I dig deeper, I think the BRRRRR strategy is the most appealing for me right now.

Newly painted cabinets can easily lighten up the entire appeal of the unit and this also helps you attract better tenants, that potentially want a newer looking unit.
