I’ve gained some more knowledge over the years, and I’m thinking about starting back and trying it virtually as a side hustle. In the city I live in the property value has gone up, and there are plenty of wholesalers trying to get a deal.

My source is case shiller that has top 3 cities in the nation for buy and hold this century as being coastal Ca cities and neighborhood scout that has virtually every large Ca coastal city as a 10/10 on appreciation for this century.
