I've heard indications from mortgage brokers of sizing to lesser of 8.5-9.0 DY or 65%-70% LTV and coupons in the 4.5 - 5.5% range.

Zillow also has a "z-estimate" for the range in rent you might expect for the property but it is not always accurate.

In my area however, I can buy properties in the 50k range, and the carrying costs are not much at all.  

If they insist on a number, you may want to try to give them a price range.

Further, create a unique brand guideline document like your company’s unique tagline, logo, messages, etc. to portray your business.

If you happen to have substantial cash reserves (and depending on the price range of the property), you may be able to utilize it for the 20% down and for servicing the loan for the flip.
