True, you can't take depreciation for IRA funds used, but you can realize depreciation on the portion financed - which reduces the income subject to taxation.

Max Tanenbaum that’s true unless you buy them on a commercial loan...downside is not every lender will do that and sometimes there’s higher interest rates with commercial loans.

So it all depends on the game you’re playing now.

Tenant requests improvements from us - generally not done unless a) it was already on a list of work to be done, b) it is a true safety issue, or c) it is so insignificant and virtually cost-free that we don't mind doing it as goodwill.
