If you find a property, call a PM and tell them you have a property and you'd like to talk with them about managing it - ask about how they handle tenants/evicitons/screening/ and most importantly do they cover the area your property is in.... if the answer is NO then RUN AWAY.  

While distributions are on pause, we are not collecting its asset management fee and Birchstone Residential is collecting a reduced property management fee. 70/80%  of syndications are in trouble in 2024.

We purchased one house from Midsouth Home buyers and it's been mostly trouble free for going on 8 years. 

If it's only 2 properties and I manage them.

House hacking will also give you some personal "property management" experience.

Vacancy, property management, repairs, maintenance, and capital expenditures are all MANDATORY expenses.

@Robert S. also, take plenty of photos/videos to document everything, and keep all receipts...you will probably need those items if you go to file claims with insurers/the home warranty company, etc.Unfortunately, in my experience, getting home builders/warranty companies to take ownership of problems like this is often more trouble than it's worth...your mileage may vary....
