Closing costs wouldn't change, and I'm not sure, but here you would trigger thhe transfer tax since you are "transferring" the title From your LLC To a land trust, same as to a new buyer.

You don't have to give it to them, you could say no and so can they and you could give the earnest money back and forget the whole thing.If you don't have an inspection, make sure the borrower is paying for it, the lender can order one if you don't have one.See what you purchase agreement says about compliance with usual and customary requirements, it is a part of the review process, not always but can be, especially if a notation to an issue was made by a past appraiser.You never know what lenders have in their files or what some phone calls can bring to light
