If you factor in the true cost of repairs and coordination, I feel like close to you wins every time.For two properties that are similar cost, rent, tenant quality - As an example - for my property in VA - if the toilet breaks and needs to be replaced, I can’t find a plumber to do it for less than $450.

@Steven E.Steven,Appraisal is certainly one way to determine the value of each of the 19 lots.However, their true value will ultimately be based on the uses that support their respective values.For example, a home value of $400,000 will most likely support a FINISHED LOT value of $100,000 and a home valued at $800,000 a finished lot value of $200,000.In any case, the permitted (paper value) of your raw lots will be valued at a price that will allow your buyers to pay you for the paper lot plus the cost to improve it and still make a profit on the sale or rental income of the finished house.

It may not be perfect but it’s one more wall of protection in the event of legal problems  there really is no asset protection for single member.. those get pierced like an arrow going through a paper bag.

So to my point, you could try and choose something that you would find to be potentially difficult to teach yourself alone and where you could really benefit from having a professor walk you through the process via homework, test, papers, office hours, etc.For example, I was an Economics major, business/communications minor but I have an interest in Computer Science.

The tenant is served eviction paperwork and we are mailed a slip of paper documenting the eviction.
