It's simply being patient and selective. 

Be careful, however, as they are limits to the questions you can legally ask.Make sure that the application includes all the pertinent information: Full name, ss number, previous addresses and landlord info, verifiable income level, number of occupants, release signature (legally required for criminal background and credits and employment verification), and two pay stubs.Make a copy of the tenant's photo id and offer them your tenant manual to read.The key to the process is to be patient and as thorough as possible.Best of luck to you!

There is no problem that has no solution we just need to be patient and resourceful.

I would rather be patient now and avoid drama down the road.

Not sure how else to protect myself from this abuse allowing online letters never having personally met the patient.  

I have never once regretted being patient when filling a unit.  

Jan/Feb, after the holidays, after the family has flown back to the East Coast, etc, is when they start getting ready, not when they actually list.Supply/demand more out of whack than usual, in the sellers' favor, for homes listed in January.I tell my January FTHB to chill and be patient, many lenders/realtors might not.

You need to train your tenants.It takes some time but if you are patient you can have your tenant make a deposit every month.They can also buy a cashier's check and send it on the mail but sometime you get the BS that they already sent it and it may be lost on the mail.
