@Benjamin Bleasdale if you can master cabinets, baseboard, tile, installing bathtubs, windows, all types flooring, siding, roofing, drywall, painting and basic handyman stuff you will do good.

They will buy the materials, make a fair profit on them, and install them.  

It would also mean real hardwood and ceramic tile floors, high quality tile shower and bath surrounds, and granite countertops.Other than the exposed brick, crown molding and garbage disposals we do most of that stuff in our rentals in $120 K neighborhoods.

In my California property that I self manage the only difficult tenants I have had are those that asked to pay deposit in installments.

If it's at all possible (not a bathroom), consider enlarging that one, or installing multiples.Shingles in the gable are good idea, but use a cleat at the bottom to separate them from the siding.
