you might have to lower the rent to get it rented during this time of year.We purposely have extended or shortened leases by a month or two to get them to terminate during more advantageous time, for instance a 15 month lease that begins in Nov and ends in Feb.

These seem like they might make more sense for investors that don't want to work full time as a real estate salesperson.There is one called Real that looks interesting..it's a virtual brokerage with no offices...they are very technology focused it seems ..all docs handled via App.

In 2 years, with your cash on hand & still-advancing technology, it almost won't better where you buy & manage property.I suggest doing two things:Identify the markets where you want to buy.Reach out to property managers, real estate agents/brokers, and other investors in that area.
