With the larger units I can develop redundancies in management, materials, etc. and the property can afford a dedicated team.The smaller units might throw off the same return (for an example 10%) but the income amount is smaller so you are looking for an experienced person who is great with people and your investment which is like finding a unicorn :)If you do decide to invest here you can email, call or text me and if I can point you in the right direction that is what BP is for.BP has helped me a ton.

I am a master plumber in my day job,I would get rid of the guy immediately if you had him sign the proper contracts when he started working,if not you need to work things out with him and get the job done,most likely he has ran out of money and will start asking you for money to finish Do not pay this guy any money to finish,if he can't afford to finish most likely he will tuck his tale and disappearMost all contractors are living from one job to the next,hire only licensed and insured guys The idea of saving money flipping houses will only cost you more money in the endGood luck @Dele Ola

she moves out to her new home the first week of March so has motivation to get rid of this bad boy. then again, she owes nothing on it so it's not a hugely pressing need, either. i'm thinking 5-10% down and 6% interest. i could probably afford to drop 9-10k total on the project, including repairs, which is why i wouldn't want to put any more than 10% down initially, i'll need money to get the needed repairs and upgrades handled.would love to hear your thoughts!
