Did some cosmetic work and added a pool and back yard oasis.

The one with the pool was a great place for our big family gatherings.

Even if California gets 2B from the rental assistance pool, I doubt I'll see even 1000$ and that too might take months to play out. 

I really like Columbus OH because its beginner friendly (in the sense that prices are appreciating so almost anything you buy is worth more the next month) and there is a huge tenant pool to choose renters from.

Having a diverse tenant pool is a good thing.

Dip into the communal pool or walk a few short blocks to indulge in Old Town Scottsdale day or night!

I'd use about $75/mo as "maintenance expense" which basically will go into a pool for emergencies/maintenance for my properties.

So you have a greater pool for tenants than when you get south or east of Denver.

I would look for other investors that are in somewhat similar boat to you: desire but not enough capital and pool your capital to take down a deal together.
