Have you tested different headlines, different messages, different colors.

I have spent about $2000 on direct mail marketing mainly using colorful postcards and letters, I have got 2 listings out of them.

White on white would need a different floor coloring so it doesn't wash out the kitchen, but a nice grey or even a soft color (think country blue or sage green) would add a special touch.

For many different reasons.....some people will leave the industry, others will change their business model/goals, you may change your model/goals, true colors are revealed over time, and the list goes on.

However, whether you invest here or elsewhere, I still think there is value in deeply contemplating the question of why it is so much more expensive ... that is a rhetorical question for you to noodle on, but my advice is to think long and hard to understand the factors that go into it as it will help you see the REI world in color so to speak rather than in black and white like most newbies (no offense intended to you or other newbs).

Colors, shine, putting a stack of cash on the front to catch people's eyes?

Some people will not like a house because of the interior paint color or the carpet, that does not make it a bad house, but people get turned off by that.

Just have been cheap so far - doing one color only.  

I have one tenant who asked for the paint color we use in a unit because he wanted to do some touch-up himself.

The two calendars are synced through the respective platforms and also synced to a Google calendar and color-coded.
