I am getting conflicting advice (from RE attorneys) on how to structure the ownership of this deal. I would greatly appreciate any advice you pros can offer (I understand it's not legal advice.)

I may be in a unique area, but a major factor I use now in my evaluations I coined "market vectoring".

What I have unique here I think is we have a major major regional bank, who dominated in mortgages, and is on the verge of insolvency.

That will stretch your dollars into more deals.

That said, the big advantage/disadvantage to the "small increments" negotiation option is that you stretch the negotiation out over a longer period of time.

Check to see how far the university's hand stretches out.

Since the building of the Hollywood & Highland center real estate has only gone up and many new luxury condominium developments have started to appear stretching out eastward.Without looking up statistics, but from my personal observation, I would say that the crime in Hollywood is mainly committed by people from other places i.e Compton etc... and a combination of a thriving night life which unfortunately involves drug trading.
