I would do an electric car if we put solar at our house and at our main self storage location we go to.

That might be building garages, creating reserved parking, maybe renting a dog cleaning station, or even renting a bicycle storage area. 

If there aren't that many sales in your building then it's just gravy, kind of like storage or laundry room income, etc. 4% maintenance increase per year isn't great, but it's not horrible either.

A bank appraisal is going to be heavy on: finished square footage; location; recent comps; minor amenities (decks, storage buildings); total bedrooms & bathrooms.

What other resources do you have at your disposal.Turnkeys are all well and good, but they're not going to return as much as, say, value add multifamily or self storage.
