I went that route, and because they are commercial, they don't care about reaching a set amount of rentals in your portfolio, only that the place you're getting will cashflow higher than their requirements.Be warned though, almost every lender I have spoken with does only up to 20 years, not 30, so that might skew things for you a bit.

I would warn the same for my friends in California, Seattle, Boston, and DC.I would rather my money in a place where the numbers make sense, and the floor is a little lower ($800,000 vs. $50,000, you can lose a lot more on the first deal).

I would not move forward with this tenant even if she shows up with the $$....this is your first red flag that there will be issues...don't ignore it...its a warning.
