I have begun writing down my next 3 tasks to do to turn the whole process into a series of bite-sized steps.

I guess that would take one complicated step out of it.

Taking it a step further, I thought it would be a good idea to consider multifamily properties where I could rent out the other unit(s) to cover the mortgage (or even better produce positive cash flow) while reserving one unit for my vacation home. 

Thanks for the suggestions, I would have to reread the lease again to be sure, but I think it says something like the tenant is responsible for the first $100 of a repair and then we would step in to help cover the cost if it’s more than that.

I'm retired Navy and I currently work for the Government, so stepping away from the security it provides will be scary.  

It sounds like you have some research to do before you can move forward or step away from this property.

Do I just have a dissolution contract between my former partner and I and file a K1 for the time period we were partners and the remaining part of the year on my personal or is there an additional step?

I would love to hear some feedback in regards to the steps and roadblocks that may pop up that the books and videos may not teach as well as remain in contact and see where I can add future value.
