A solid lease is certainly important but you can probably use a standard lease agreement and pay an attorney less than $2000 to review it.

I'd check the math on this before committing to this plan - it's not as straightforward as it seems when you get into using Bonus Entitlement. 

Each of those deals have favorable IRR > 15%; so should I check for something else?
