Would I have trouble renting a townhouse a 1500 square feet townhouse for 2400 near the beltway?

Won't help you out much at square one, but you you can build it into an investing vehicle, and it's geared specifically to self-employed individuals.Beyond that, I'm finding lenders who still talk to me about refinancing after seasoning a property for 6 months, but I don't know about the trend mentioned by @Chris Seveney.

We currently have a short term rental and I am also getting my feet wet Co-hosting and am looking to find some help determining if I need one or multiple LLC's, what type of LLC and would also like someone who can review rental agreements, Co-hosting agreements etc.Additionally, we need a CPA that can also help us make some of these decisions and who can prepare our taxes maximizing deductions.  

Section 8 is a great asset class, but I usually suggest doing market rate tenants / investment first to get your feet wet.Happy to answer any questions you may have!

its always good to get your out squared away before..... smaller local banks will be your best bet.
